Почему растут цены на землю под Киевом и катастрофически падают цены на готовые коттеджи?

Цены на недвижимость Германии растут, и пузыря нет

Цены на вторичное жилье в Германии в IV квартале 2010 года были на 1,5% выше по сравнению с аналогичным периодом 2009-го. Эксперты говорят, что пузыря на рынке недвижимости страны отродясь не было – и не будет.

Очевидно, не оправдаются надежды продавцов земли на то, что с сентября оживет спрос на их наделы и, соответственно, остановится падение цен. «Осенью число сделок обычно росло, а этот сезон будет провальным», — говорит президент Земельного союза Украины Андрей Кошиль. — Нет банков, дающих кредиты на покупку земельных участков.

«Помещиком» стать легко — часто люди, купившие землю в кредит, и крестьяне, получившие наделы по распаеванию, уступают до трети цены, но покупок крайне мало. Думаю, за осень цены просядут еще на 10—15%: на $200—600/сотка, в зависимости от удаленности земельного участка от Киева».

«Этот рынок практически мертвый, почти никто ничего не покупает», — утверждает директор АН «Золотые ворота» Алексей Холмецкий. — Землю берут только богачи и простаки, которые думают, что цены уже достигли дна, а это неправда, они еще опустятся. Чтобы привлечь клиентов, владельцы земли снизят цены за осень минимум на 10%, но и эта скидка вряд ли сработает».

А вот ведущий аналитик консалтинговой компании SV Development Сергей Костецкий утверждает: «Число сделок выросло за лето с 300 до 1000 в месяц. И все же цены будут плавно снижаться, на 1—2% в месяц. Ведь только на Киевщине продается более 50 тыс. участков — этого хватит минимум на 5 лет».
